Silverleaf Stays offers landlords across the country a reliable guarantee of rent security through long-term contracts, eliminating the risk of voids and long-term vacancies, rent arrears, or agency fees. Additionally, we ensure that the property is meticulously maintained throughout the management, with weekly cleaning services included.

Assured Rent, also known as ‘rent to rent,’ is a service that offers landlords a steady, risk-free rental income. This simple process encompasses entering into a contractual agreement with a property management business like Silverleaf Stays, which subsequently oversees the property for guests. Silverleaf Stays has the option to operate it as short-term lodging for guests or lease it to long-term professional clients.

These Assured Rent agreements are typically 3 to 5 years in tenure. During this period, the landlord will receive fixed, regular payments regardless of the income level the property is generating or whether the property is empty or full.

Throughout the contract, Silverleaf Stays is responsible for all aspects of property
management and maintenance.

As a landlord you receive consistent and guaranteed rent, on time, every month. This is paid to you even if the property has periods of no guests.

All guest communication and issue management are dealt with by Silverleaf Stays. This means no

Property Care and Management

Your property will be professionally cleaned by our talented team weekly (at a minimum), and as a result, the property will be kept to the highest standards that Silverleaf Stays aspire to.

No Maintenance Costs for Standard Wear & Tear

Under the rent assurance agreement, Silverleaf Stays is responsible for managing and paying for all wear and tear maintenance issues. Any significant maintenance will be agreed with the Landlord.

How Does Guaranteed Rent Work?

1. Property evaluation

Silverleaf Stays will review your property with you and undertake the necessary due diligence so that we can provide you with an initial estimate for our offer to guarantee your future rent with us.

We will also discuss any improvement works that need to be addressed to upgrade the property with you, before Silverleaf Stays provide their guest accommodation.

2. Agreement

Once we have reviewed the property and details, we will provide you with a formal offer to successfully engage Silverleaf Stays the ongoing management of the property.

This offer will include our terms, and the length of the contract (usually 3-5 years with a 4 to 6-month break clause). We will also highlight contract details, or anything specifically managed by the landlord, and the detailed future rent payments.

Silverleaf Stays are flexible in our approach and welcomes any suggestions from landlords or agents to ensure that the finances are mutually beneficial and build a trusted relationship.

3. Rent Assured Tenancy Start

Once the rent assurance terms have been confirmed with you as the landlord, we will take responsibility for the upkeep of the property and pay the first rental instalment from the agreed start date.

Silverleaf Stays encourage our landlords to view the property once we have staged the property furnishings to the necessary standards so that you can be safe knowing that your property is being professionally managed.

4. Review

Towards the end of the contract, we will let you know if we would like to extend the contract. In most cases, we will look to complete the review where we show our intention to extend the contract.

If both parties agree to renew, we will then discuss a new contract, or simply extend the existing one.

Should the parties agree to not renew the contract, we will return the property to the Landlord in the same, if not better condition from when Silverleaf Stays took it on.
